Concrete Counter Resurface Job in N. Austin Remodel

We just completed this Countertop Resurface. We put PERMACRETE on top of a Formica Counter then added two coats of clear Epoxy to smooth the surface & add high gloss. Which is what the owner desired. The stain is Permaseal solid color to match the tiles on the floor & inserts in the backsplash.

Concrete Countertops

ARE YOU THINKING OF CONCRETE COUNTERS?

By using a concrete based overlay product instead of a solid poured concrete slab, we have many more options of design and textures without skyrocketing the costs. (Many Custom Concrete Counters price over $100/sqft!) YET, the functionality and durability is as high of quality, if not even better!

Most concrete is poured at 2500 - 3000 psi of strength, whereas our mix is up to 6000 psi. Even though it is stronger, it has polymers that allow the concrete to "flex", flexing prevents cracks. If a slab cracks, that crack is through the entire slab, and although you may hide the crack, you can't truly fix the crack. Using Permacrete, if something out of the ordinary occurs, it is easily repaired. The crack won't be a "weak point" of the counter!

And we should finally mention the weight reduction! Lower stress on your cabinets, which isn't as big of a deal if you have solid custom built cabinets, but what if you would like to go with more affordable cabinets? Are you sure they will hold up to the weight of SOLID CONCRETE?

Projects blend dollar and earth-friendly values in latest building trend

Hints of support for environment-friendly development have sprouted their first shoots in Round Rock, and for more than one reason.

“Green is good business,” said Don Dungan, a developer with Designated Tree Inc. “It is changing every day,” he said. “Even Wal-Mart is going green.”

Dungan and his partner Kang Lee began construction this summer on Green Square, the city’s first Leadership in Energy and Environmental Design certified office space, a designation that dubs the project officially green.

Dungan chose Round Rock as the site for Green Square because of the city’s interest, the need for office space and the lack of green projects already in the area. It does not surprise him other developers have already entered the landscape.

“We felt like we found our niche,” Dungan said. “We thought the marketing of the unique property gave us an advantage, but as green becomes more popular, we will see competitors.”

Expectations

Within the next decade, Dungan estimates at least half of Round Rock’s new buildings will meet similar standards.

“Williamson County does not really fit the mold [for green growth],” he said. “Usually, you think of liberal areas using green. This works for the conservative communities when it looks like green projects are economical. It does not need to be a political issue.”

He said green projects increase market value because the buildings must be sustainable and made with quality materials. The emphasis on energy efficiency also attracts buyers, he said.

Round Rock realtor Robert Rees has found similar trends. In January, Rees with his partner Brian Sippel opened Go! Green Builders, a construction company that focuses solely on environment-friendly structures.

“To be honest, I was surprised Round Rock was going green,” Rees said. “Usually you see that trend in large municipalities like Austin, but Round Rock has definitely shown it supports a green growth environment. I guess they just want to get ahead of the curve.”

Rees said he can now find eco-friendly materials at or near the same cost of those used in the past. One such product called PaperStone is made of 100-percent recycled paper, which Rees describes as hard as traditional countertop and similarly priced.

Explanations

However, in the end consumers often build green simply for energy efficiency, Rees said.

“[People] want to save on utility bills. That is the No. 1 reason for businesses,” he said. “The other aspect is the return on investment. They get a better market value.”

Both Rees and Dungan admit the term “green” is loosely used. That is why Dungan’s project is certified by the U.S. Green Building Council, which uses more than 100 criteria to judge new construction.

As a result, Dungan’s development not only uses green materials, but the products also come from as near the city as possible to save the energy of transporting goods. It also emphasizes design, using features such as reflective roofs to retract sunlight and showers for employees who might ride their bike to work.

After Green Square broke ground, Simmons Vedder and Company began construction this summer on Frontera Vista, a mixed-use and Class A office space. Located on 43 acres at La Frontera shopping center, the project earned the LEED certification.

All of Simmons Vedder’s projects are built with the certification in mind, said Leisha Ehlert, a development associate with the firm. During the next decade, she expects the building trend will become an expectation, not an asset, in the construction industry.

“The whole green movement is transforming communities and improving quality of life,” she said. “We just want to promote that movement and build projects that are environmentally safe, more profitable and healthy and pleasant for employees. The majority of building [taking place] nationwide is green building now.”

We had to start off by fixing the sewer line going into the home,then set the piers for the 12x30 addition. Framing is almost complete at this point. Interior & Exterior. I kept one picture of the Bluwood Coating on the sheathing.

Demolition is underway on the roof, and then we'll finish the framing and Insulate with ICYNENE

Broadway goes narrow

Street right of way reduced to accommodate buildings

By action of the Kiel City Council, Broadway Street grew just a little bit more narrow west of Sixth Street. Though motorists using the alley thoroughfare will notice little difference, the change is significant to resident BRIAN SIPPEL, who is in the process of remodeling his residence on the north side of the street.

Sippel appealed to the Council to make the change in the width of the Broadway right of way to accommodate his plans to construct a ramp on the south side of his residence. Sippel owns the facility that once housed the former bandage factory and a youth center during the late 1960’s.

The building had grown to a considerable state of disrepair, until SIPPEL assumed ownership. He drew praise from several Council members for his work in renovating the structure.

In the process of that remodeling, however, he found out that part of the building was actually constructed in the right of way. As the city studied the issue, it also learned that the Weber Oil facility to the south of the street also encroached on the right of way.

At the recommendation of Randy Neils, Director of Public Works, the Council agreed to vacate 10 feet on each side of the street, reducing the right of way from 80 feet to 60 feet. The right of way exceeds the actual paved roadway on both sides.

Deputy City Administrator Dennis Dedering told the Council, “Brian has taken a building which was almost ready to go down and has made it into a nice living quarters for his family. His father in law resides with them, and needs a handicapped ramp to be able to get in and out of the building.”

Mary Ann Schnur appeared at the Tuesday hearing to offer her support for Sippel’s efforts. “We wanted to show our support for our neighbor kitty-corner across the parking lot,” she said.

Sippel also offered to work with the city in installing a handicapped accessible radius in front of his home, since he was planning to install a new sidewalk shortly.

He was advised to work with Neils on sorting out that project, scheduled originally for last weekend.

Council member Ron Meyer echoed those sentiments, “Brian deserves to be commended for cleaning up that corner. His improvements will really dress up that area.”
